As a landlord, below are our 3 Top Tips for students regarding student accommodation.
1) When evaluating rent/week, look at how much the actual contract will cost you for the year!
It is amazing how many students we come across who still don’t understand this. We come across students that think a contract for £70 per week for 44 weeks (contract value £3,080) is better than £55 for 52 weeks (contract value £2,860). Or equally not as obvious variations of this concept e.g. “Discount rent over summer”, “No summer rent” etc…..
2) When trying to compare houses and estimate the running charges, look at the houses Energy Performance Certificate (EPC).
It is compulsory for every property that is being let in the UK to have and EPC. This is an energy efficiency certificate, similar to the ones found on modern appliances. Having a student house with low rent but high running costs is a false economy!
The EPC should also show you the estimated running costs for the house (based on standard assumptions). You can use this to make comparisons between properties or make comparisons with houses you have previously stayed in as a reference.
3) To avoid high running costs, get a student house that relies more on gas and not electricity. This means try and get student houses with full gas Central Heating systems, (not the old electrical storage), are energy efficient enough to avoid extra electrical heaters that are required and finally a student house that has a gas cooker and not an electrical one.
